Standpipe System Regulations outline the requirements for interior standpipes in buildings to facilitate fire department operations and occupant safety. According to the 1935-Miami-Dade-Building-Code_p265_284, these systems are mandated based on building height and occupancy group.

Requirements and Placement

Standpipes are required in every group-a-occupancy-requirements (Group A, B, and C) building of any height, and in every occupancy-classification Group D, E, F, G, and H building that is four or more stories in height (p. 271). The system must extend from the cellar or basement to the topmost story and over the roof (p. 272). During construction of buildings five or more stories high, standpipes must be installed and maintained ready for service to within one story of the current floor construction (p. 272).

Construction and Sizing

Standpipes must be constructed of wrought iron, galvanized steel, or other approved metal capable of withstanding service pressure without leaking (p. 271). The pipe size is determined by the building height:

  • 4–6 stories or ≤75 feet: Minimum 4-inch diameter (p. 271).
  • >6 stories or >75 feet: Minimum 6-inch diameter, or sized according to the national-board-of-fire-underwriters Code of 1928 (p. 271).

The number of standpipes required depends on the floor area; one standpipe is required for the first 10,000 square feet of floor area above the second floor, with an additional standpipe for each subsequent 10,000 square feet (p. 271-272).

Connections and Outlets

All interior standpipes must be equipped with a Siamese connection on the street front, protected and recessed. The number of inlets depends on height: two for ≤5 stories, three for 6–10 stories, and four for >10 stories (p. 272). Outlets are required on each floor, not more than 4 feet above the floor level, equipped with gate valves and 2.5-inch outlets with reducers for 1.5-inch hose (p. 272). Each outlet must be supplied with a hose not exceeding 75 feet in length, stored in an approved rack or reel (p. 273).

Water Supply

Standpipes must be connected to a street water main of at least 4 inches in diameter. If pressure is insufficient (less than 30 psi at the highest outlet), a pressure tank, gravity tank, or fire pump must be provided (p. 273). Tanks must hold at least 250 gallons for 10 minutes and provide 25 psi at the topmost outlet. Fire pumps must deliver 250 gallons per minute at 25 psi (p. 273).

Relation to Other Systems

Standpipe systems work in conjunction with automatic-sprinkler-installation-requirements for comprehensive fire protection. While sprinklers are automatic, standpipes are primarily for fire department use or trained occupant intervention, requiring specific code-enforcement-mechanisms for testing and approval by the Plumbing Inspector and Fire Department (p. 271).
